The timber frame method of construction is a type of post and beam construction. The basic structure of a timber frame house consists of timber panel walls, timber flooring and roofing material built upon a timber frame work that is designed to transfer the combined building loads to the foundations. Though this method of construction has been around for centuries, it went through a period of decline coming in to the Victorian era as a result of a short supply of timber resulting from high demand and the increased use of brick and stone. According to the report on timber frame construction published by the Department of the Environment, Community and Local Government in 2003, “system built timber frame housing was gradually introduced in the United Kingdom in the 1920’s”, increasing in use significantly after the second world war and accounting for approximately 20% of builds in the country by the early 1980s. The industry suffered a blow following a TV documentary ‘World in Action’ which criticised the method and predicted the failure of these buildings. 2.3 Types of Timber Frame Construction
The typical construction of a timber frame building in Ireland consists of a structural framing system, which is then clad with brickwork, with a ventilated cavity in between and a number of layers including thermal insulation, breather membrane and vapour check to insulate and prevent ingress of moisture. There are a number of different methods of construction used, with the most common of these being the platform frame system, accounting for 90% of timber frame homes in Ireland.
Platform Frame System:
With this method of construction there is a platform formed by the building’s foundations, with the walls built on this layer. The next platform is built on top of the walls and the next set of walls built on this platform. This continues for the number of stories required, with the roof built over the upper walls. There are two types of platform frame system, those being the Open Panel and Closed Panel Platform Frames
