INTRODUCTION:
A neighborhood which is gentrified can be a “victim of its own success.” In a community which undergoes gentrification, residents are unable to keep up with the high rents or property taxes are forced to move and this can lead to migration. Gentrification is a process of revival and renovation of deteriorated urban neighborhoods by means of stream of well -to-do residents, which results in increased property values and replace of the lower income families and small businesses. Features of Recent Gentrification:
The neighborhoods with low economic status increased investment and an influx of new residents with high economic status. In 1970s and 1980s gentrification was slow and is limited to downtowns and occurred in white or mixed neighborhood. Since 2000, downtown neighborhoods have expanded and there is an expansion of SES index increase. Although lower education jobs suburbanize, jobs employing educated workers were increased in downtown which resulted in increase in downtown safety. The risk score changes negatively in the gentrifying neighborhoods and the average risk score would be around 3.0. By contrast, the ones who move to high income neighborhoods have the same score. Roxbury is ready to suffer the effects of the gentrification due to the rise in housing prices. It can lose almost 10000 African- American and Latino households. The policies that can avoid Gentrification are listed below
Policy1: This policy is about building middle income housing as thousands of middle income households cannot afford to buy or rent in any place. Construction of new house costs $550,000 and to buy a new one, an income of $1,500,000 is required. An aggressive middle income housing production program with investment of city subsidies should be introduced.
Policy 2: Reducing property taxes to protect the long term residents.
Policy 3: Protecting the senior homeowners. Increase the funding for the senior home repair programs and also these programs
