The given scenario is about constructing a large DIY depot in the town having population of 50,000, which is 150 km from their main supply and distribution Centre. The work is done by the XYZ Builders Supplier Group. The technical operational and functional improvements are the methods through which the company maintains it competitive edge. The company policy is also to be environmentally friendly and community and cultural sensitive as they realize it is the local community which support their business.
In this project, a Marae is located within 1 km of the proposed sites and near to that, there is one secondary school too. This project’s budget has been set to $60m, which is taken as realistic for this project to deliver the …show more content…
Community risk.
9. Design risk
10. Quality risk
Cost control In every construction project, this risk could be there due many factors. So controlling the cost in the given budget is one of the important responsibility of the construction project manager. As the time goes the cost of the material could change, so it affects the total budget of the project. And when we implement new design technologies could affect the overall budget. Varying the budget to a limitless amount is a big risk in the construction project. For this project, the cost of the project is set to $60m. so exceeding this budget gives risks to the work.
Time control Completing the project on the estimated time frame is the best way to minimize the risks associated with time. This risks could form due to the delay of the construction processes in the project. This may lead to the other risks too, when the time frame goes in lagging manner, the budget of the project and the effort to the project is changed and may result to major risk problems. For this project the timeframe is allocated as two years. In which the construction period is set to 14 months. By completing the work by that time period could help to avoid the risks associated with …show more content…
CONSTRUCTION MANAGER AT RISK (CMr ) DESIGN BID BUID (DBB)
1 It allows for the early start of construction. Slow process
2 Part of the risk is transferred to the Construction Manager. Most of the risk is carried by the client
3 Early cost certainty is obtained. Cost is worked out only when the whole design process is done.
4 Communication between the parties is better with the help of CM. Difficult to communicate with the co-workers.
5 The client does not need the extensive knowledge on the construction process. Client need to have a good knowledge
6 Quality is maintained throughout the project. Building process can affect the quality of work.
7 Client has relatively less control over the design. Client has more control over the design
8 Introduction of more innovative ideas Comparatively less innovations are done.
9 Design and construction skills are integrated at the early stage of the construction. Single point of contractual arrangement for the integration of design and construction.
10 More chance to complete the project in the budget and in the time frame. Comparatively less chance to complete the project in the budget and in the time
