Buildings are classified into how many major construction types and based on what? What does a building type limit during construction?

There are 5 types (I, II, III, IV and V) based on the fire resistance of certain building elements. See CBC Table 601 for the fire rating (between 1 and 3 hours). The building type limits the types of materials that can be used.
