Farming

The ownership, maintenance or use of premises for the production of crops or raising or care of livestock, including all necessary operations

To be eligible for reduced rates insureds will be required to purchase the following coverages:

Dwelling building and Personal Property; Major Outbuildings and Contents; Machinery and Equipment; General Liability

Major Outbuildings and Contents


Buildings: Replacement Cost Coverage

Less than 15 years old; Constructed principally of new materials; On a permanent foundation; In use for its originally intended purpose

Deferred Loss Settlement Clause

Designed by insurer to avoid paying when outbuildings are not being replaced after a loss.

Deferred Loss Settlement Clause: Insured will receive 50% initial payment at the time of the loss. The remaining 50%, plus interest, will be payable if:

The building is repaired/replaced with a building designed for the same purpose; The repair/replacement is completed within 9 months from the date of loss; The building repaired/replaced is within 200 ft of the building which was destroyed

Fire Department Charges

Neighbouring urban and rural fire departments are often called upon for assistance. Minimum coverage is included, between $500-$2,500. Deductible does not apply to this coverage.

Major Outbuildings and ContentsBuildings: Contents. The following items are usually required to be insured under a separate coverage form:

Threshed grain

Artificial insemination tanks and their contents


Fertilizers, herbicides, and pesticides


Custom Farming

The use of your farm machinery or equipment for others away from your farm premises, for compensation. Occasional farm work you do for others in return for their work for you will not be considered custom farming.

Loss of Use Extension

Up to $5,000 coverage for substitute machinery to complete work already underway when machinery is being repaired due to damage from an insured peril

Defining Persons Insured:

Named insured and: Insureds spouse; relatives of either; any person under the age of 21 in the care of any insured

Residence Employees

Those whose duties are exclusively in connection with the maintenance or use of the residence premises

Farm Employees

Those who are paid for their work and who are hired on a part time, seasonal, or full time basis to perform duties principally connected with farming activities outside the insureds dwelling; Persons engaged in farm related work on behalf of the insured in a neighbourly exchange of assistance for which the insured is not obligated to pay any money

Owned Recreational Motor Vehicles - Off Premises

Excludes any payment for bodily injury or property damage arising out of the use of any other owned recreational motor vehicle while away from the insured premises. (Non-owned covered anywhere. Owned covered only while on insured's land.)

Insuring the Exclusions. Bodily Injury to any Employee

Farm employees are not subject to workers comp. Additional coverage needed.

Employers Liability Coverage

No coverage for employees other than residence employees. Farmers normally will purchase the Employers Liability Coverage Rider

Voluntary Compensation (Employers Liability) Rider

Provides no fault benefits and helps to eliminate the need of employees to sue their employers for injuries sustained on the job

Environmental Exclusion

Address virtually all sources of pollution of the land, air or water from whatever cause.

Insurers have made further amendments to environmental exclusion to provide bodily injury or property damage caused by:

Heat, Smoke, or Fumes from a hostile fire; Accidental chemical drift from spraying operations on the insureds premises other than by means of an aircraft. Damage must be detected within 120 hours of spraying operations if coverage is to be provided by the policy.
