Fair housing act of 1968

Prohibits discrimination in the sale or lease of residential property for protected classes. Race, color, religion, sex, disability, familial status, and national origin.

Exemptions to federal fair housing act

Single family homes - owner owns now more than 3 homes, no discriminatory ads used, no real estate broker used. Once every 24 months if the owner does not occupy the Home.



Law does not apply to rooms or 4 or less units. Owner must occupy one and same as above.
